We do believe Honesty Is The Best Policy. These are some things you should be aware of before you sign on the dotted line for a managed construction project. Read below to see if a managed construction is for you.

 

There is no such thing as a project without challenges
With over 250 sub-tasks that make up a project, it is virtually impossible for everything to run perfectly. There will be challenges and demands  placed on everyone during planning and construction. Our duty is to eliminate as many of these as possible from the outset, resolve conflicts if they do occur, and keep things running smoothly, on time and on budget. But even the best planned project cannot predict weather patterns, the electrician’s health, or ice storms.

We Cannot Do 100 Homes a Year
We insist on controlling the amount of projects we do on a continuous basis in order to retain our quality and service levels as we are not a huge company. About 50% of our jobs are signed 12 to 18 months ahead of time in order to maximize planning and preparation and create as much savings as possible from the outset. If you are considering us, talk to us as soon as possible to see if there are slots available.

Project Management is Not For Everyone
In today’s hectic world, not everyone has the chance to devote time to the construction of a home. That is why, if you are a busy professional with little time to spare and little interest in doing so, then by all means talk to us for a general contractor turnkey service. It will cost you more money, but it may make more sense for your lifestyle.

Project Management Costs Money
The average fee for a managed project is 10% to 15% of the total cost of the budget. This fee will of course pay for itself and return you an additional 10% to 20% savings on your home. As about 50% of the work is performed before the first shovel even touches soil, expect to be billed up front for a portion of the work. This is however no different than paying an architect for plans well before a home gets built.

Your Project Manager Will Not Blow The Budget. You Will.
When confronted with so many choices for materials, it may be a challenge to stay on track and on budget. Consider countertops for example. They start at 10.00 per linear foot and go all the way up to several hundred dollars per foot. The difference in a budget can be staggering. And this is just one example. The same applies to kitchen cabinets, lighting, plumbing fixtures, flooring, even paint and stains. Be aware that your project manager’s duty is to protect the budget and make you aware of what you can spend. if you really want that granite countertop, you will have to cut your budget elsewhere, or add money to the pot.

If you Don’t Like Design and Construction or have no time to spend, don’t do it
To get the most home for the money in terms of cost and quality you need to work hard at it. You will be expected to participate in the process fully and you will find it very rewarding and fascinating. But If you don’t care for the process, or really have no time for it, then your best bet is to go with a general contractor as a turnkey service which we can also do for you.
